When you’re ready to make an offer, your Pemberton Holmes REALTOR® will write a sales contract that is attractive to the seller without compromising protection for your interests. An offer to purchase shows the seller the price, terms, and conditions that are most favourable to you with an invitation to respond or accept.

A “clear and marketable” title means that there are no liens or other interests registered against the title for debts or shared ownership with an absentee investor. Your REALTOR® will ensure there are no encumbrances on the title.

Condo buyers will use this opportunity to review strata rules and regulations. Your REALTOR® will help you assess the health of the strata corporation by looking at financial statements and minutes for notices of cost increases or special assessments. A mortgage broker will show you how much you can afford to borrow based on current income, assets, and down payment. A pre-approval will usually have an interest rate that is locked in for 90 days. Self-employed, new to Canada, or just started a new job? You’ve found the right property for you and your family. The next step is to submit an offer to the seller. Most first offers are returned with changes made to the conditions and price as a counter-offer.

There will include a number of conditions that must be met before it is finalized. A home inspection and financing are two common clauses that your REALTOR® will include in every offer.

Once an offer is accepted, the buyer and seller have a predetermined deadline to complete repairs, obtain inspections, and secure financing. Your Pemberton Holmes REALTOR® will be in constant contact to guide you through this process so everything is done correctly and on time. When conditions are removed and the offer is firm, it’s time to contact your family lawyer and make arrangements to withdraw funds from yuor RRSP or TFSA, if necessary (it can take 5-10 days to process a withdrawal).
